Real Estate Investment in Turkey
Everything you need to know about citizenship, the process and returns.
Turkish Citizenship by Real Estate Investment
- The threshold for Turkish citizenship through real-estate investment is USD 400,000. It was raised from USD 250,000 by an Official Gazette amendment dated 6 January 2022 and remains in force as of 2026.
- A three-year no-sale annotation is placed on the title deed; transfer is generally not possible before that period ends.
- The investor's spouse and children under 18 can obtain citizenship in the same application.
- The threshold does not have to be met with a single property; the combined value of several properties is accepted.
- The title-deed fee is 4% in total — 2% from the buyer and 2% from the seller, paid separately.
- Military-zone clearance is required before purchase; land registries will not register a transfer without a favourable opinion from the relevant military authority.
We could not find a current official source confirming the VAT exemption is unchanged for 2026. Please check with the Revenue Administration or a certified public accountant before proceeding.

Frequently Asked Questions
Can foreigners buy property in Turkey?
Yes. Citizens of most countries can own property in Turkey. We guide you end-to-end through the title deed, valuation and legal steps.
How does citizenship by property investment work?
Property investment above a set threshold can qualify you to apply for Turkish citizenship. We shortlist citizenship-eligible listings for you.
Can I buy property anywhere, or are some areas restricted?
Under the Law on Military Forbidden Zones and Security Zones, foreigners cannot acquire property in certain areas. Land registries require a favourable opinion from the military authority before registering a transfer — this should be checked before signing.
Is there a VAT exemption for foreign buyers?
Under certain conditions (first-delivery property, part of the price brought in as foreign currency, a three-year holding period) a VAT exemption can apply — but we could not find a current official source confirming it is unchanged for 2026. We recommend checking with the Revenue Administration or a certified public accountant before proceeding.
